What we’re building next

These are the things we are working on next. We move an item into the feature list only when it is live and we have checked it, so something below may already be partly built. The dates are targets, not promises.

Last updated 9 October 2026.

  • Prescribed informationGenerated from your deposit record and the scheme’s details, ready to sign and serve.
  • Section 13 rent increases (Form 4A)With the date rules built in, so a notice that’s too early can’t go out.

Live in Rynt.it now

  • Certificate expiry remindersEmails 60, 30 and 7 days before a gas certificate, EICR or EPC expires, and on the day. Texts too, if you switch them on.
  • Private file storageEvery upload is private and opens through a link that works for five minutes. More on security.
  • The deposit clock counts from receiptRecord the day you received the deposit and the 30 days run from then, as the law says. Without that date, Rynt.it counts from the tenancy start and tells you so.
  • MessagesOne conversation for each tenancy, between you and the tenants on it, on the web.
  • Bank statement uploadUpload a statement from your bank (CSV, OFX or spreadsheet). Rynt suggests which rent each payment covers, and you confirm each match.
  • Accountant exportsProfit and loss (PDF or CSV), quarterly totals by HMRC field (CSV) and every transaction (CSV). Rynt does not file anything with HMRC.
  • Licence recordsRecord an HMO or selective licence with its number, council, expiry date and document.
  • Properties with no gasSay a property has no gas supply and the gas safety duty drops off.
