Privacy notice
- A landlord is responsible for their tenants’ data. Rynt.it keeps it on the landlord’s behalf.
- We use a small set of providers to run the service. They’re all listed below.
- We don’t sell personal data, and this website has no advertising or analytics trackers.
- Uploaded files are private and open only through short-lived links, after a check that you’re allowed to see them.
Who we are
Rynt.it is run by [COMPANY NAME], a company registered in England and Wales, number [COMPANY NUMBER], registered office [REGISTERED OFFICE] (“we”). We are registered with the Information Commissioner’s Office, number [ICO REGISTRATION NUMBER].
For landlord accounts and visitors to this website, we are the controller. For tenancy records that a landlord keeps in Rynt.it (about tenants, guarantors, contractors and other contacts), the landlord is the controller and we are their processor, acting on their instructions.
What we collect
About landlords
Name, email, phone and password (stored only as a one-way hash). Business details if you add them: company name and number, VAT number, address, logo, photo and signature. Identity details if you add them: date and place of birth, ID document type, number, expiry and a copy. Bank details you choose to show tenants so they can pay you. Your properties, tenancies, money records, repairs and documents. Expenses and the receipts you attach to them. Bank statements you upload to match payments: the file itself, and each line in it (date, amount, description, payee and reference), which can include the name of the person who paid. Photos and videos you add to a property inspection, and whether each was taken in the Rynt app or chosen from your phone’s library. Your plan, and the Stripe customer and subscription references for it.
About tenants and guarantors
Entered by the landlord, or by the tenant in their own login: name, contact details, previous and forwarding address, date and place of birth, ID document type, number, expiry and a copy, Right to Rent share code and the evidence of the check, tax or fiscal number, occupation, income, employer, company details, bank details, emergency contacts and guarantors, photos and documents, and any private notes the landlord keeps. Alongside these sit the tenancy, deposit, rent, payment, inventory and repair records, including signatures given on agreements and inventories. If a tenant or landlord uses messages, the messages they send each other are kept with the tenancy. Photos and videos of a property or a repair, added by either side, are kept too.
About contractors and other contacts
Name, company, contact details and address, entered by the landlord.
From everyone who uses Rynt.it
Technical data: your IP address, browser, and error reports when something goes wrong.
If you use the Rynt app
Your phone’s notification address (a token that Expo gives the app), whether the phone is an iPhone or an Android, and when the app last connected. Your choice of which notifications to receive: messages, repairs and documents. The app asks before it uses your camera, microphone, photos or notifications, and only uses them when you choose to add a photo or video or turn notifications on. An app PIN or Face ID or fingerprint unlock, if you set one, stays on your phone and is never sent to us.

Who we share it with
These providers process data to run Rynt.it. We share only what each one needs.
| Provider | What for |
|---|---|
| Supabase | Storing uploaded documents and photographs, privately |
| [DATABASE PROVIDER] | Hosting the database that holds the records |
| [HOSTING PROVIDER] | Running the application servers |

| Twilio | Sending text messages |
| Expo, with Apple and Google | Delivering notifications to the Rynt app. A notification can show the start of a message (up to 140 characters) or the name and state of a repair, so it can appear on a locked phone screen. You can turn each kind off in the app, or in your phone’s settings |
| Firma | Electronic signing of tenancy agreements |
| Sentry | Error monitoring |
| Ideal Postcodes and postcodes.io | Address search when a property is added |
| Maps and Street View on property records, and the fonts on this website |
- Public property records. When a property is added, its postcode or address is used to look up the EPC register, HM Land Registry price paid data and planning data. These are public government sources; no tenant data is sent.
- Councils and suppliers. When a landlord uses “Tell someone” on a tenancy, the details go to that council or utility supplier, and only then.
- Our staff. An administrator can open an account as its user to fix a problem. It needs the administrator to re-enter their own password, and each time is recorded in an audit log.
Where it’s kept
The database is hosted in [DATABASE REGION] and uploaded files in [STORAGE REGION]. Some of the providers above process data outside the UK. Where they do, the transfer is covered by [SAFEGUARD, e.g. UK adequacy regulations, the IDTA or the UK Addendum]. Our security page explains how files are protected.
How long we keep it
For as long as the account is open. A landlord can delete their data from Settings and keep the account, or close the account. Closing a landlord account locks it at once. The landlord and their tenants can no longer sign in, and reminders and messages stop. We then keep the data for 30 days, and the landlord can reopen the account by signing in during that time. After 30 days everything is deleted for good: the sign-in and every record filed against it, including properties, tenancies, tenants and their logins, the tenants’ sign-ins, notification tokens and notification choices, and the stored files. Files are removed from storage, except a file that another account’s record still uses. If our storage provider is unavailable when we try, the removal can fail. A failed removal is retried on later daily runs. Backups and logs are kept for [BACKUP AND LOG RETENTION PERIOD].
Before closing, a landlord can download everything: their records as spreadsheets and their documents. The download flags the items the law may require them to keep, such as Right to Rent checks, gas and electrical certificates, and deposit and tax records. Keeping those for the legal period ([SOLICITOR TO CONFIRM RETENTION PERIODS]) is the landlord’s responsibility as the data controller. Right to Rent evidence is deleted with the rest after the 30 days.
We keep only our own records: billing records held by our payment provider.
Your rights
You can ask to see your data, correct it, delete it, restrict or object to its use, or have a copy to move elsewhere. If you are a tenant, ask your landlord first, because they decide what is kept. We will help them respond. Email support@rynt.it and we will pass it on or deal with it ourselves.
If you are unhappy with how your data is handled, you can complain to the Information Commissioner at ico.org.uk.
Cookies and storage
This website sets no cookies and runs no analytics or advertising trackers. It loads fonts from Google Fonts, so Google receives your IP address when a page loads. When you log in to Rynt.it, a sign-in token is kept in your browser’s local storage so you stay signed in until you log out or it expires. A half-finished property set-up is also kept there so you don’t lose it.
On your phone. The Rynt app keeps your sign-in in the phone’s secure store. Photos, videos, notes and receipt photos that have not been sent yet stay on your phone, tied to your account, until they are sent or you choose “Discard unsent items”. They are never sent under another account, even if someone else signs in on the same phone. Signing out clears what the app was showing, your filters and your notification registration, but not unsent items. The app has no advertising or analytics trackers.
