Terms

Terms of service

Draft of 8 October 2026, awaiting legal review. Highlighted fields are for the business to complete.

In plain English
  • Rynt.it helps you keep landlord records. You stay responsible for meeting your legal duties.
  • Documents and reminders are a help, not legal advice and not a guarantee.
  • There’s a free plan. Paid plans are monthly and you can cancel any time.
  • Your data is yours, and you can delete it whenever you like.

The service

These terms are between you and [COMPANY NAME], a company registered in England and Wales, number [COMPANY NUMBER], registered office [REGISTERED OFFICE] (“we”). They cover your use of Rynt.it, software for landlords in England to manage properties, tenancies, rent, repairs and compliance records, and the logins we provide to their tenants. By creating an account or logging in, you agree to them.

Your account

Give us accurate details and keep your password secret. You are responsible for what happens under your login. Tell us straight away at support@rynt.it if you think someone else has access.

Plans and payment

  • The Free plan costs nothing and covers one property. Paid plans cover more properties, up to the limit shown when you choose them, and are billed monthly through Stripe at the price shown then.
  • Each lettable unit counts as one property: a house, a flat, or a room let on its own. A block of flats doesn’t count; the flats in it do.
  • The price shown is the price you pay. [VAT STATEMENT: “It includes VAT” or “No VAT is charged”]
  • You can cancel at any time. You stay on your plan until the end of the period you’ve paid for, then move to Free. If you have more properties than the Free plan allows, you will need to remove some before you can cancel.
  • We will give you at least [NOTICE PERIOD] notice by email before changing the price of your plan.

Landlord responsibilities

Rynt.it helps you record your duties and see what is overdue. It does not give legal advice, and it does not check that a certificate is valid or that a record is accurate. You remain responsible for complying with the law, including deposit protection, safety certificates, Right to Rent checks and the documents you must give your tenants, and for the accuracy of what you enter.

You must have a lawful reason to enter other people’s personal data, and you must tell your tenants that you use Rynt.it to keep their records. Our privacy notice explains what we do with that data. Rynt.it only contacts a council or supplier when you tell it to.

Documents and reminders

  • Agreements and other documents are generated from templates, including your own edits. A template is a starting point, not legal advice. Check every document before you send it, and take legal advice if you are unsure.
  • Electronic signatures are collected through our signing provider, Firma.
  • Reminders (for rent and for expiring certificates) depend on the dates you enter and on email and text delivery. We work to send them on time but can’t promise every one arrives. Don’t rely on a reminder as your only record of a deadline.
  • Legal information on this website and in the app is general information for England, not advice about your situation.

Tenant logins

If you invite a tenant, they get a free login to see their own tenancy. Tenants must keep their password secret and use their login only for their own tenancy. A tenant’s questions about their home, rent or repairs are for their landlord, not for us.

Acceptable use

Do not use Rynt.it to break the law, to upload content you have no right to share, to pretend to be someone else, to try to get into accounts or systems that aren’t yours, to copy the service in bulk, or to resell it.

Your data

Your data stays yours. We use it only to provide Rynt.it, as set out in the privacy notice. You can delete your data, or close your account, from Settings. Closing an account locks it at once. We keep the data for 30 days, during which you can reopen it by signing in, and then delete it for good. Before you close, you can download your records and documents; keeping any records the law requires you to keep is your responsibility.

Data processing

For the personal data you keep about tenants, guarantors and contacts, you are the controller and we are your processor. When we process that data for you, we will:

  • process it only to provide Rynt.it and on your documented instructions, which include these terms and your use of the service;
  • make sure our staff who can access it are bound by confidentiality;
  • keep it secure, as described on our security page;
  • use only the sub-processors listed in our privacy notice, and tell you before we add or replace one, so you can object;
  • help you respond to requests from the people the data is about, and with your own security and data-protection duties;
  • tell you without undue delay if we become aware of a personal data breach affecting it;
  • delete it when you delete it, or 30 days after you close your account, unless the law requires us to keep it;
  • give you the information you reasonably need to show these commitments are met.

Availability and changes

We work to keep Rynt.it running but cannot promise it will always be available or error-free. We may change or remove features, and will give reasonable notice of changes that matter to you. We may update these terms; if a change matters, we will tell you before it takes effect and may ask you to accept the new version when you next log in.

Liability

Nothing in these terms limits liability that the law does not allow us to limit, such as for death or personal injury caused by negligence, or for fraud. Otherwise, we are not liable for indirect or consequential loss, including lost income or any fine, penalty or lost possession claim arising from your own compliance. Our total liability to you in any 12 months is limited to [LIABILITY CAP, e.g. the fees you paid in that period].

Ending the agreement

You can stop using Rynt.it and close your account at any time. We may suspend or close an account that breaks these terms, and will tell you why unless the law stops us.

Law and contact

These terms are governed by the law of England and Wales, and its courts have jurisdiction. Questions: support@rynt.it.
