Report and track a repairFind the record when you need it
Tenancy documents, certificates and expiry dates together, against the property and the tenancy.

Try a task, start to finish.
Pick a task and watch it run to a result, or click through the screens yourself. The screens are modelled on Rynt’s, with invented landlords, tenants and figures.
Illustrative demo data: the people, addresses and figures are invented, and nothing you click is saved or sent.
Open Rynt. Know what needs you.
The dashboard puts the questions you open it with first: am I getting paid, and what is about to need action?
- Monthly rent: collected, not yet due and overdue.
- Total arrears: how much, how many tenancies are behind and how late the oldest is.
- Vacancies: which units are empty and what they cost a month.
- Compliance attention: missing or expiring certificates and Right to Rent checks in a Needs attention list.

One page shows rent, arrears, vacancies and what needs you next.
- Rent collected, not yet due and overdue for the month, and the last 12 months against what was billed.
- Total arrears, the oldest late payment, and a route to chase.
- Vacant units and what they cost a month.
- A Needs attention list for certificates, Right to Rent, arrears, repairs, rent reviews and tenancies ending.

Know who has paid, and what it cost.
Rent due, rent received and costs come from one set of records.
- Rent due, late and received, with each tenancy’s payment history.
- Record a payment or a cost in a click. Receipts and rent-history PDFs are generated for you.
- Recurring rent demands and recurring costs are raised automatically.
- Rent reminders go to tenants by email, and by text on plans that include it.

Repairs with a trail, and one place to talk.
Tenants report a repair, you follow it to Done, and you can message each other in the same place.
- Tenants report a repair from their own login and say when they are free.
- Set a priority and job type. Status runs from Open to Done, and the tenant sees it.
- Add a contractor, photos and documents to the job.
- Messages: one conversation for each tenancy, shared by you and the tenants on it, with an unread count.

Every duty, and the document behind it.
See what is in order, what is due and what has no evidence recorded.
- One row per duty, not per certificate. A duty nobody has recorded still gets a row, so nothing hides.
- Views for Overdue, Due soon, Not recorded and In order, with an evidence column that separates “there is a date” from “there is a document”.
- Certificates and tenancy documents are kept privately against the property and the tenancy.
- Emails 60, 30 and 7 days before a gas safety certificate, EICR or EPC expires, and on the day.
- Record an HMO or selective licence with its number, council, expiry date and document.

Record the condition of every room.
Room-by-room inventories with condition notes, photos and meter readings, kept with the tenancy.
- Rooms, items and their condition, with photos, meter readings and keys.
- Check-in compared with check-out, line by line.
- Signatures and a PDF of the inventory.
- Photos and video taken room by room at the property are part of the mobile app, which is in development.

Keep the books ready for your accountant.
Rent and costs are recorded by tax year and exported in files your accountant can use.
- A this tax year view with deductible costs flagged, and profit and loss by property.
- Exports: profit and loss (PDF or CSV), quarterly totals by HMRC field (CSV) and every transaction (CSV).
- Upload a bank statement (CSV, OFX or spreadsheet). Rynt suggests which rent each payment in covers, and you confirm each match.
- Rynt produces the files. It does not file anything with HMRC, and live bank feeds are not available.

Your rent, repairs and tenancy records in one place.
Every tenant can have a login. They see what has been agreed, what they have paid, what is being fixed and the documents you share. It is not a general chat app, just their tenancy. What tenants see.
What is outstanding, what has been paid, and a receipt for every payment.
Keep conversations with your landlord alongside your tenancy.
Report a fault, say when you are free and follow it to Finished.
Open the documents your landlord shares with you.

Keep the evidence behind your tenancy.
A date in a spreadsheet is not proof. Rynt keeps the certificate, the deposit record and the check against the property or tenancy, so you can find them when someone asks.
Rynt records dates and keeps files. Storing a file in Rynt is a record, not a certificate that you comply with the law.
Ending a tenancy needs a ground
Since 1 May 2026 a landlord can no longer serve a section 21 notice. To get a property back you need a legal ground under section 8, and records to support it.
Deposits: within 30 days of receiving them
The deposit must be in an approved scheme, and the prescribed information given, within 30 days of receipt. Late protection can cost 1 to 3 times the deposit, and a court generally cannot order possession until the rules are met (with exceptions).
Right to Rent: show your check
A first breach can cost £10,000 per occupier (£5,000 per lodger), and double that for a repeat. The check only protects you if you can show you made it.
Rynt tracks deposit protection, prescribed information, Right to Rent, gas safety, EICR, EPC and minimum energy rating (see the questions below). What counts as a property? Each lettable unit: a house, a flat, or a room let on its own in an HMO. A block of flats is free; only the flats in it count.
What you pay. The price shown is the price you pay each month. Nothing is added at checkout, and payment is taken by Stripe; we never see your card number.
